Dry Basement? Film it.

If you live in the Fairfield, CT area and managed to avoid water in the basement from this monster of a rainstorm, then now would be a good time to break out the video camera and show potential buyers that your house is water-free during a major rainstorm.

If the proof is in the pudding – show the pudding!

No Bars

Would you consider passing on the house of your dreams if it didn’t have cell service? What kind of figure do you put on something like that? $15,000?

Is Now the Time to Buy?

I’d like to think that my colleagues’ Facebook and Twitter posts of “now is the time” don’t actually work. I’d hate to see myself stoop down to that level. By the way, it’s a great time to buy if you’re 99.9% certain that you won’t get laid off or think that the market won’t take another dive once the tax credit ends. It’s anyone’s best guess as to whether or not now is the time to buy. I will say that the rates may not be better for decades to come and that the selection of houses may not be this good for quite awhile.

No Backyard

I went on a Current Market Analysis (CMA) this weekend and was surprised to see that the property had a large level backyard. I had assumed that the backyard had a flaw since the last Listing Agent failed to show a photo of it. If I thought that it had a bad backyard, how many prospective Buyers thought the same thing and crossed it off their list of houses to see?

Home Seller Tip: No Such Animal as Most Improved

I love when home sellers and listing agents defend their clutter-filled homes with “but you should have seen it before” lingo. There are no “most improved” awards in the world of real estate sales.
